How does NFT presales work?

I am trying to put together a pre-sale for a collection of arts that is not ready yet. I am wondering how people go about this, and how it works from the development/smart contract point of view.

I mean when you buy a presale, since the art itself is not ready what do you buy? and how does this get converted to the art when the collection drops?

How is this done?
